Project 1

AWM Surveyors were proud to be involved in the successful completion of a 300,000 sq ft warehouse and office development. Our role as quality control consultant for the roofing and cladding involved working with the client on specification development, review of construction drawings and twice weekly site inspections of the building externals to ensure that the specified products were those installed in line with the approved construction details to the highest of standards.

Project 2

The external roofing and cladding of many industrial and commercial units of the 80's and 90's is approaching the end of its serviceable life, many building owners are seeking cost effective solutions to bring new life to this aging building stock. Overcladding is just one of many options that can be available to aging building stock providing long term waterproofing, thermal efficiencies and the appearance of a new modern building. AWM Surveyors provided key consultancy and site quality inspections on a recently completed project in Manchester. The project involved the overcladding of an asbestos roof. Often difficult and costly to maintain with disposal of the hazardous waste and the continued operation of the building throughout a key consideration. An overclad solution was therefore the most suitable solution the client provided a cost-effective means with the building operation being maintained at near full operation throughout due to key works management and programming of works minimising disruption. Full assessment of the building frame was conducted by a structural engineer to confirm load tolerances along with a condensation risk analysis to allow specification of the build-up of grid spacer system, cladding insulation roll, external cladding sheet to provide a new lease of life and increased thermal performance to the ageing build. Our quality inspectors monitored the installation throughout, ensuring correct and safe methods of installation adopted and a quality finish.

Project 3

With an ever-increasing demand for space in places such as London, many property owners are building down to give themselves more space. AWM Surveyors inspectors are regularly in attendance throughout London inspecting basement construction and waterproofing. A recently completed development in central London was particularly challenging in what was a very restricted and confined area even by London's standards. The client had invested significant sums in the development of the building and our weekly site visits provided the regular updates on progress and the assurance that the installation was being performed to the highest standards.

Project 4

Integrity testing of membranes has become widely used across the roofing membrane sector to verify an installation's water tightness. AWM Surveyor technicians have completed an extensive testing regime of 25,000m2 on a large warehouse unit in Leeds for the roofing contractor. Testing was performed in stages over a period of 6 weeks as roof areas were completed, and handover to the main contractor. Our testing involved both electronic integrity testing of the membrane and physical hand probing of all welded seams. Upon completion all repairs were checked allowing AWM Surveyors to provide a comprehensive testing and repair check integrity report for the installer allowing them to demonstrate completeness and integrity of the system handed over.
